Can I install a toilet or shower in my garden room?
Yes absolutely. It is query we receive very regularly and the installation of water and waste connections for toilets, sinks, showers and kitchen facilities is becoming more and more regular. The standard connection option is a very traditional method, of trenching and connecting to the nearest mains foul drain and the nearest water supply. There are building control regulations we need to adhere to but this is something that we deal with for you so there is no need to worry, the connections will be all signed off and paper work provided to you to prove it.
What is included in the price?
Our order form holds all the information you need. There are no hidden charges or fees. What is on your order form is what you pay. Should there be any changes to the specification during the build process, or unknown charges are incurred for unforeseen circumstances they will be discussed with you, the client, never just added to the bill.
How long is a site survey?
This will depend on the complexity of your project and your intended build site, but a survey will generally last around an hour. Our designer will walk through your plans with you, ensuring all your wishes are considered and take a look over the proposed build site to discuss any potential complications or design recommendations etc.
What if access to my garden or site is difficult?
Generally, there is not a site we cannot build in. Our buildings are modular, the panels and other materials we use for construction can be carried to difficult to access sites through or over most obstacles. We have erected buildings on sites where we had to carry materials through mid terrace houses, through windows, through first floor flats, over balconies, and many other hard to access locations.
Can I use my building throughout the year?
Our buildings are generally more thermally efficient than an average house. The SIP construction is so well insulated that it will stay cool in the summer and warm in the winter allowing you to use it all year round. They take very little to warm up and consideration is often required to cooling, specifically which you wish to use your building as a gym.
Will my building require any maintenance?
Your building will require no maintenance at all unless you wish to oil your timber cladding. This oiling is not necessary and is a personal preference, but it will help prevent oxidisation, which turns the timber a silvery grey. Other than this though there is no maintenance required. If you want to oil your building we recommend a UV protective oil.
How long will my building take to build?
We cannot give exact install times however we have guideline timelines for buildings of different sizes, see below:
  • Up to 25m2 – 2-3 weeks
  • 25m2 – 45m2 – 2-4 weeks
  • 45m2+ – 3-4 weeks
  • Extensions – 2-4 weeks
  • School projects – 6-8 weeks
Please note that buildings including toilets and showers with service runs, or projects with lots of groundworks may run longer than the above guidelines.
Do I have to do my own clearance and groundwork?
If you would like us to, we can clear site for you, and we can even complete certain groundworks. The only clearance work we cannot quote for is the removal of, or works to trees, and the removal of asbestos. Both of these objects will need specialist treatment, so we recommend speaking with, and contracting local traders for work on these parts of your project.
Will my building meet building regulations?
Yes, in every case. Whether a small one man office or a large annexe building, we consider everything and where a building requires inspection and sign off (mainly with larger buildings) we deal with it for you, engaging with the council or an approved building control contractor to provide all required paperwork.
What warranty comes with my building?
We provide you with an insurance backed 10 year guarantee which also covers your deposit up to £7500. All materials such as windows and doors, flooring, lights etc come with their own manufacturers warranties.
How long after a survey will I get a quote?
We will turn around your quote as soon as possible and aim to do so within 3-5 days. Sometimes we will work on designs with you following the survey, and we will not quote until we have settled on the perfect design so it may be a little longer. However, normally we will have settled on a design on the survey so will not need to go through this process.
What if I live in a flat, can I still have a garden room?
Yes you can, but we will need to submit a planning application, flats, maisonettes and apartments do not have the same permitted development rights as houses do. This is not a problem, we have built in the grounds of many flats and will complete the full planning process for you.
Will my building require planning permission?
The majority of the time the answer is ‘No’, we generally design our buildings with this in mind and conform to all regulations, meaning your building will strictly stay within the parameters of permitted development.
